Abstrak
Bangunan gedung terutama pada universitas merupakan salah satu fasilitas yang sangat penting dalam menunjang semua proses kegiatan. Kurangnya perhatian pada gedung ini menyebabkan komponen pada gedung mengalami kerusakan. Merencanakan kegiatan perawatan perlu dilakukan pengamatan kondisi fisik bangunan dan tingkat kerusakan yang terjadi. Tujuan penelitian ini untuk mengidentifikasi kerusakan pada tiap-tiap komponen gedung sehingga dapat dihitung estimasi biaya kegiatan perawatan yang tepat. Batasan pada penelitian ini hanya meninjau Gedung Jurusan Teknik Elektro Fakultas Teknik Universitas Syiah Kuala. Kondisi fisik bangunan ditinjau melalui pengamatan visual, menggunakan standar Peraturan Menteri Pekerjaan Umum Nomor: 24/PRT/M/2008 tentang Pedoman Teknis Pemeriksaan Berkala Bangunan Gedung. Estimasi biaya dihitung mengacu pada Analisa Harga Satuan Pekerjaan (AHSP) tahun 2016, harga bahan dan upah Kota Banda Aceh tahun 2018 dan Harga Satuan Bangunan Gedung Negara (HSBGN) Tahun 2018. Hasil penelitian diperoleh tingkat kerusakan pada bangunan ini termasuk kategori kerusakan ringan dengan persentase kerusakan sebesar 16,636%. Estimasi biaya perawatan gedung ini sebesar Rp. 79.488.500,00 ( Tujuh Puluh Sembilan Juta Empat Ratus Delapan Puluh Delapan Ribu Lima Ratus Rupiah). Biaya harga bangun gedung baru sebesar Rp. 21.308.517.220,00 (Dua Puluh Satu Milyar Tiga Ratus Delapan Juta Lima Ratus Tujuh Belas Ribu Dua Ratus Dua Puluh Rupiah) dimana perbandingan dengan biaya perawatan sebesar 0,34%.

Abstract

Buildings, especially in universities, are one of the most important facilities in supporting all kinds of activities. The lack of attention to the buildings caused components on the building to suffer damage. Planning maintenance activities then need to observe the physical condition of the building and the level of damage that occurs. The purpose of this research is to identify damage to each component of the building so that it can calculate the estimated cost of appropriate maintenance activities. The restrictions on this study only reviewed the building Electro Engineering Department of University Syiah Kuala. The physical condition of the building is reviewed through visual observation, using the standard of regulation of the Minister of Public Works number: 24/PRT/M/2008 regarding the technical guidelines of the building of periodic inspection of buildings. Estimated cost is calculated referring to the Work Unit Price Analysis (AHSP) 2016, the price of materials and wages of Banda Aceh in 2018 and State Building Unit Price (HSBGN) 2018. The research results obtained a damage level to this building including the category of mild damage with a percentage damage of 16.636%. Estimation of maintenance cost of this building is Rp. 79,488,500.00 (seventy nine million four hundred eighty eight thousand five hundred Rupiah). The cost of a new building instructions costs up to Rp. 21,308,517,220.00 (twenty-one billion three hundred eight million five hundred seventeen thousand two hundred and twenty Rupiah) where the cost of treatment is 0.34%.
